Pressure washing jobs are priced by area, but every surface is a little different. A vinyl house wash, a concrete driveway and a wooden deck take different equipment, chemicals and time. A clear invoice lists each surface with its size and rate, so the customer can see exactly what they paid for.

What to include on a pressure washing invoice

  • Your business details: name, phone, email, and any business license your city or county requires.
  • Customer details: name and billing address, plus the property address if it's different (use Ship to for the property).
  • Invoice number, issue date and due date.
  • Date of service and a short summary of the job.
  • Each surface on its own line, with the area in square feet or linear feet and your rate.
  • Method, such as pressure washing or soft washing, when it matters for the surface.
  • Treatments and add-ons, like oil stain removal, rust removal or sealing.
  • Minimum charge or trip fee, if you use one, plus tax, total and how to pay.

Each surface has its own area and rate. If the customer questions the total, they can check the square footage against their house and driveway.

Per-square-foot pricing

Most pressure washing is priced per square foot, with a different rate for each type of surface:

  • House washing and soft washing: usually priced by the siding area, or by the house's square footage and number of stories. Say which one you used.
  • Concrete flatwork: driveways, sidewalks, patios and pool decks are fast with a surface cleaner, so the rate per square foot is often lower.
  • Wood decks and fences: slower, gentler work, often priced higher per square foot, and more if you sand, stain or seal afterward.
  • Gutters, fences and railings: often priced per linear foot instead of per square foot.
  • Roofs: usually soft washed and priced separately, because of the extra risk and chemicals involved.

Surfaces, treatments and add-ons

Customers often add extra work once you're on site. Give each add-on its own line instead of folding it into a surface price:

  • Oil, rust or tire mark removal
  • Gum removal on commercial sidewalks
  • Concrete or paver sealing
  • Deck staining or sealing
  • Window rinsing or screen cleaning

If you use special chemicals for a stain, a short note helps, such as "rust remover, 2 applications". It explains the price and helps if the stain comes back.

Minimum charges and trip fees

Small jobs, like a single patio or a short fence, may not be worth the setup time at your normal per-square-foot rate. Many pressure washing businesses set a minimum service charge for every visit. If the job comes in under the minimum, bill one line, "Minimum service charge", rather than the square-foot total. If you travel outside your normal area, a separate trip fee line keeps things clear. Tell the customer about both before the job.

Recurring service

Commercial customers such as restaurants, gas stations, apartment complexes and HOAs often want regular cleaning of sidewalks, dumpster pads and drive-throughs. For recurring work:

  • Bill each visit as its own line with the date, such as "Dumpster pad and sidewalk wash, Sep 3", or bill monthly with one line per visit.
  • Reference the customer's PO number or service agreement.
  • Put the property name and address on every invoice, especially for customers with several locations.

Commercial customers often expect Net 30; homeowners usually pay on completion. Signing in keeps your customers saved and your invoice numbers in order, which makes the monthly invoice quick. Sales tax for pressure washing

Whether pressure washing is taxable depends on your state and on the type of property:

  • Some states tax cleaning, maintenance or repair services for buildings and grounds, and some apply that only to commercial (nonresidential) property.
  • Many states don't tax the service at all.
  • Products you sell, such as sealer applied as part of a sealing job, may be treated differently from the cleaning itself.

Keep the cleaning and any materials or sealing on separate lines, tick Tax only on the taxable ones, and check your state's rules before you charge tax. If a commercial customer is tax-exempt, keep their certificate on file.

Common mistakes on pressure washing invoices

  • One price for the whole job, with no surfaces or areas listed.
  • No square footage, so the customer can't see how you got to the total.
  • Surprise minimums or trip fees the customer didn't agree to.
  • Missing the property address for landlords and businesses with several sites.
  • Add-ons buried in a surface price, which makes the next quote harder to explain.

Keeping good records

Save a PDF of every invoice, keep invoice numbers in order with no gaps or duplicates, and record when and how each one was paid. Before-and-after photos, sent with the invoice, help commercial customers approve it quickly and give you something to point to if there's a question later.

How do I show per-square-foot pricing on an invoice?
